Thinking of Vacating Your Rental Property?

Are you thinking of moving out of your rental property?  To ensure you aren't left with any surprise costs, it is important that you're aware of the notice periods required.  Determining which lease you are secured under for your tenancy will determine what notice you will need to provide us as your Property Manager.

If you are on a Periodical lease agreement, a tenant must give 21 days notice to vacate a property.  This notice must be received in writing ( letter, fax and email are acceptable) in which the 21 days notice will commence from the date that the notice is received by the landlord/agent. 

If you are in a Fixed Term lease agreement, neither party can give notice to vacate.  Should you however need to break your fixed term lease agreement, you will be liable for the rent until the end of the fixed term or until such time as a new tenant is secured and starts paying rent (whichever occurs first).  You will also be liable for advertising costs and a break lease fee which will be determined once a new tenant is secured.
